Holiday Let Terms & Conditions
1. Booking & Payment
Your booking is confirmed when we receive a deposit of 25%
Full payment is due 42 days before your arrival.
If payment isn’t received on time, your booking may be cancelled and your deposit lost.
Taxes & Additional Charges
“The total price for your stay may be subject to VAT, tourist taxes, or other government-imposed surcharges. If new taxes or fees are introduced after you book, we reserve the right to apply these to your booking.”
2. Cancellation & Refunds
If you cancel your booking up to 6 weeks before arrival
your deposit will not be refunded.
If you cancel the booking within 6 weeks of the arrival date the booking value, or re booking value if less, will only be repaid, minus your deposit plus an admin charge of £45 if we are able to re-let the property.
If we can not let the cottage you will not be refunded
We therefore strongly advise you obtain comprehensive insurance to cover the possibility of cancellation and health problems
3. Check-in & Check-out
Check-in: from 4 p.m Check-out: before 10 a.m.
Early check-in or late check-out may be possible if agreed in advance. {small charge may apply}
Lost keys may incur a replacement fee. {£50}
4. Guests & Occupancy
Maximum number of guests: stated at time of booking.
Only people named on the booking may stay.
Extra guests without approval may result in ending your stay without a refund.
5. House Rules
Please Treat the property and its contents with care.
Report any damage immediately; you may be asked to cover repair costs.
Smoking / vaping is not allowed inside the property
Pets are NOT allowed.
Please respect neighbours / other guests – no loud parties or disturbances. Quiet times 11 p.m. to 8 a.m.
6. Liability & Safety
We aren not responsible for accidents, injuries, or loss of personal belongings or vehicles.
Please have your own travel or holiday insurance.
7. Access & Emergencies
We may need to enter the property for urgent repairs or inspections, usually with notice.
In emergencies, we may enter without notice.
8. Complaints
If you have an issue, tell us during your stay so we can fix it.
9. Changes Beyond Our Control
We aren’t liable for events we can’t control (e.g., storms, government restrictions, pandemics). Outages of electric poor Wifi – No water .
10. Your Privacy
We only use your data to manage your booking and stay, and we keep it safe. We will email you with special offers and updates unless you ask us not to.
11. Additional Rules
Children must not be left unattended inside the property and must be supervised at all time when outside on the lawn and parking area.
Please do not move the furniture around the house.
Please do not charge your Electric car on our electric {doing this will incure a £150 fee for misuse of facilities}
If you are renting the both cottages together . please do not move contents from one cottage to the other.
